What does gross profit mean in a flip?
It is the difference between purchase and resale price. It does not deduct rehabilitation, financing, taxes, insurance, utilities, closing, commissions, or other costs, so it is not net profit.
What is after-repair value or ARV?
It is an estimate of potential market value after rehabilitation, based on comparable properties and a scope of work defined by independent professionals. It is not a guaranteed appraisal or sale price.
Should I maintain a contingency reserve?
A contractor and your financial advisors can help determine an appropriate reserve based on the scope, property, and your resources. Hidden damage, permits, changes, and delays may affect the budget.
